My wife and I are buying a home, she currently has a home that she is going to keep and let her parents live in. We have a dilemma when it comes to homeowners insurance because you can only have one primary residence. The insurance agent is telling us we need to have a landlord policy on her home even though her parents don't pay her. The landlord policy is much more expensive. We can't do a vacation policy because it isn't technically a vacation home. Any ideas on how to resolve this issue? This is in CT if it makes a difference. Thanks!

Why not sell medical insurance like Auto insurance?

I know this is long but please bear with me. Rather than set up a separate government run medical insurance or expansion of medicare to the general public....One criticism of government care is that it will be in direct competition with existing providers. Ultimately siphoning insurance customers away from traditional plans and onto the rolls of govt care causing these providers to go out of business. Here in my state the auto insurance companies MUST offer the same basic minimum coverage in order to do business in the state. Everyone here must have at least the same basic level of insurance (both auto and medical) . You can go to any provider you choose and this basic minimum insurance level costs the same . If you want more insurance you can pay for additional coverage. But that basic plan is available to all. So why not have a similar program for medical insurance as part of a nation wide group policy. This group can be subsidized by the government but it would be managed by the existing insurance providers. (In other words if you want to be in the insurance business you must offer and support this minimum plan which would be a foundation for any other plan you offer) The govt pays the insurance company a flat rate to manage each person enrolled in the basic plan. The more money the company saves (the better they manage the insurance) the more money they keep. However if that company provides poor management it will cost them. Either subscribers will change management companies if they feel they are getting a raw deal or wasteful management would not be payed for by the government. One advantage I see here is that consumers would have an alternative providers to go to if they feel wronged by a particular management company. Insurance providers also have an incentive to offer additional services to the basic plan members in order to attract more subscribers and earn money. With a govt program like medicare your stuck with the one provider (the governement). As they say One Choice is NO Choice.... If someone wants additional insurance they can buy additional coverage from any provider they choose. But No one could be denied coverage for the standardized basic plan. Since everyone is part of this national group policy the basic insurance is portable and independent of supplemental policy one may have. So if you change jobs or move to a different state you may loose the supplemental policy BUT your basic coverage remains intact. You merely transfer the company that provides the management services for the basic medical. Insurance providers would get paid by the fed to manage the participants in the basic plan for each participant in the basic plan. this would put market forces into play for the insurance providers to make money by attracting additional participants through better service or offerings. COunter to this is if the consumer gets crappy management services they can transfer to any other insurance provider.

I purchased a townhome in March of 2013 for $183k in Florida. It is in a 200-unit subdivision that just completed all construction and sold out all last remaining units a few months ago. When I signed up for home insurance, the insurance company set my dwelling coverage to $183k. I told them that it isn't accurate for them to base dwelling coverage on market price because the replacement cost must be lower since market price includes land and profits the builder makes. Long story short, they convinced me to stay at $183 because they said costs were rising and so forth. I decided not to fight it. Fast forward to this year, and now they are proposing to increase the dwelling coverage to $203k (11% increase). Funny thing is that for my exact townhome model, about 20 units were sold in the last year with prices averaging in the upper $180s (slightly above what I paid). I called the insurance company to let them have a piece of my mind, and they told me they use an independent 3rd party company to price the replacement costs. I told them it's BS because it's way above average market price and replacement costs is always below market price. They asked me to send them documents from when I purchased the home that details the construction materials used and upgrades so that they can reevaluate the dwelling coverage. My question is, why is the burden of proof on me to prove to the insurance company that dwelling coverage should be lowered? Why can't they just reduce it to what I tell them to reduce it to? After all, I am the customer who pays for the insurance. If my house is ever destroyed and I underinsured, that's my problem not theirs. I just find it strange that I'm paying for an insurance service and the insurance company decides what the replacement cost is, not me. Even though it doesn't affect them.

I was wondering about how long should i expect to wait for insurance to comp me for a rental car (if applicable. i believe i have triple A) and to give me the check for a new car. i have a few follow up questions. 1. what amount will my insurance give me. i have liberty mutual and i had a 2001 kia sephia with 97000 miles in good condition. i just had new tires, alignment and oil change done to it because i just got the car about a week before. 2. the fender, axle, and back tire are completely totaled. the back drivers side is smashed in so should i try to fix or take my losses. 2. should i sue the driver and get a lawyer involved? or just take whatever my insurance will allow me to have? any additional advice, warning, guidelines or wahtever will be helpful also. thanks.

You buy collision car insurance to cover repairs, right? The REAL money is in the COST OF REPAIRS. If those costs are high, then insurance premiums will be high. But we don't scream at the car insurers, we usually scream at the body shop for the high costs of repairs. Shouldn't the focus be on high priced office calls and hospital costs instead of the insurance premiums required to cover them? After all, if an appendectomy cost only $50 (to make a point) then 'insurance' would be dirt cheap. I think that villainizing the insurance deflects from the root of the problem.

I rent on a 380 some acre farm in New York State. I am told that the landlord could not get home owners insurance because of my dog and I have to get rid of him because of the liability. I don't want to. He is a mastiff and a VERY protective one at that if someone comes on the property and he is tied up on the chain (he barks a lot and can look viscious. But once someone is inside he is okay friendly and ready to play. Except one wouldnt know it by viewing him from outside. An insurance agent came onto the property (he was chained) and of course he was very vocal. Scared the crap out of him. But we ALWAYS keep him on a chain. Does anyone know of homeowners insurance available in New York State for this breed of dog, or of another option available. I had my car licence for less than 2 years and went out to view a car, I was offered a test drive which I accepted.
